1.    A non refundable reservation deposit of 30% is required. The full balance is payable no later than 8 weeks prior to arrival at the property along

with £200 security deposit which will be refunded within 14 days upon return of the keys and confirmation from our agent that no loss or damage

has occurred during your stay at the villa. The amount of the security  deposit does not limit your liability and if you or any member of your party

causes

damage which is greater than the amount of the security deposit you will be invoiced and held accountable for any bills to repair the said damage.

Bookings made within 8 weeks of departure require full payment.

 

 

 

 

 

2.    In the unlikely event that you need to cancel your booking please advise us in writing [email is fine] and ensure that you receive a confirmation from us that the cancellation has been received. We will make every attempt to re-let the villa and will immediately make the dates available. Should we be successful in re-letting the villa, we will refund any monies paid less the initial deposit. Should we be unable to re-let the villa the following charges will apply:

 

More than 56 days              Deposit only

 

29 – 56 days                         60% of the total costs

 

15 – 56 days                         80% of the total costs

3.    We will not be liable for any act, neglect or default on the part of any person nor any accident, damage, loss, injury, expense or inconvenience

whether to person or property which the tenant or any other person may suffer or incur arising out of or in any way connected with the letting or

resulting from any other cause whatsoever.  We advise you to arrange your own insurance to cover yourselves and your personal belongings whilst

staying at the property.

 

 

 

4.    The villa is booked exclusively for the persons named on the booking form. No other person may use the villa without prior written consent of the owners.

 

 

 

5.    The tenant agrees to keep the property and all fittings, furniture equipment and other contents in or on the property in a like state of repair and condition as at the commencement of the letting and will make good (or will arrange with us to make good) any damage, breakage, or loss that may

occur during the period of letting.

 

 

 

6.    Unless otherwise stated, the rental of the property includes, rates, insurance of the property and electricity/water. The property is equipped with crockery, cutlery, sheets, duvets, linen, towels and beach towels.

 

 

 

7.    The property will be available for occupation from 3.00 pm on the first day of the rental period and must be vacated by 10.00 am on the day

of departure for cleaning purposes. However, due to flight times and occupancy this may be negotiable.

 

 

 

8.    The tenants agree not to smoke, nor to allow smoking, inside the villa at any time.  If this is not strictly adhered to it will lead to a deduction

from the deposit.

 

 

 

9.    Clients must accept responsibility for the safety of their children at all times; in particular around the pool area, in the kitchen or around any

electrical equipment.

 

 

 

10.   Clients are obliged to take care that the peace of the neighbourhood is not disturbed by themselves and / or their party. Failure to observe this condition may result in termination of the rental.

 

 

 

11.    The Use of any Air-Conditioning Units in the villa is included; the units must only be used while you are in the property, with all the windows

and doors kept closed. Under no circumstances must the units be left on continuously while the property is unoccupied

 

 

 

12.    Tenants are asked to leave the property clean and tidy and to ensure that they take all belongings with them.  On changeover days there is

only time for a superficial check and a general clean.  We rely upon the goodwill of our guests whose co-operation we greatly appreciate. 

The owner reserves the right to make a retention from the security deposit to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

 

 

 

13.   The security deposit will be returned to the tenant within 14 days of the return of the keys to the owner, less any deductions in accordance

with the conditions listed above.

 

 

 

14.   The acceptance of the property from the owner will be deemed an acceptance of these terms and conditions.
